What certificates would I have to provide when leasing my property to a care provider?
The following certificates about your property will need to be provided:
- EPC (Energy Performance Certificate)
- EICR (Electrical Installation Condition Report)
- GSC (Gas Safety Certificate), if applicable
- HMO license, if applicable
Occasionally the following reports may also be requested:
- FRA (Fire Risk Assessment)
- Asbestos report
We can assist you in obtaining those certificates or reports.
Will my property be looked after?
Supported Living and Care Providers are registered, regulated, monitored and inspected by CQC (Care Quality Commission) or OFSTED (Office for Standards in Education, Children's Services and Skills),
We conduct periodic inspections to ensure your property is well maintained.
What about the contract?
After we have agreed on the terms for renting your property (via email or Head of Terms) we would send you a general tenancy agreement (not AST) to review.
This legal agreement would contain information about the length of the lease, rent payment details, terms and clauses.
What if I wanted to exit the contract?
The contract will outline a termination clauses, notice period, and the process for ending an agreement if necessary.
Will the tenant be on an AST agreement?
The patients housed by the provider will be on a license agreement.
In the unlikely event a patient would break the terms of their license they could be moved from your property promptly.
