How can I be sure that my property will be looked after?
Supported Living and Care Providers are registered, regulated, monitored and inspected by CQC (Care Quality Commission) or OFSTED (Office for Standards in Education, Children's Services and Skills).
We would also conduct periodic inspections to ensure your property is in good order and looked after.
What contract do you use?
We use a commercial lease agreement, which will contain all relevant information: lease term, rent amount, payment terms, maintenance & repairs, notice period, break clauses etc.
What if I want to exit the contract?
The contract will outline a termination clauses, notice period, and the process for ending an agreement if necessary.
What certificates are required if I lease my property to you?
The following certificates about your property would need to be provided:
- EPC (Energy Performance Certificate)
- EICR (Electrical Installation Condition Report)
- GSC (Gas Safety Certificate), if applicable
- HMO license, if applicable
Occasionally the following reports may also be needed:
- FRA (Fire Risk Assessment)
- Asbestos report
We can assist you in obtaining those certificates or reports.
Will the tenants be on an AST agreement?
The service users housed by providers are on a license agreement.
In the unlikely event a tenant would break the terms of their license they could be moved from your property promptly.
